Issue of building permits

Building permit

A building permit is, according to law, an administrative act/ procedure that provides the permission for the execution of construction works.

The issuance of a building permit is required for the following
indicative cases:

  • erection, construction and maintenance of buildings
  • demolition of existing constructions
  • excavations, backfill, coating and formation of plots and fields with main purpose of building
  • swimming pool construction
  • change of use of an existing building
  • construction of retaining walls, as well as walls and fences
  • underground tank construction, installation of underground prefabricated liquid and natural gas tank

Approval of Small Scale Construction Works

The Approval of Small Scale Construction Works is a form of a building permit that is prerequisite for smaller scale work and for which a Building Permit is not required.

A small-scale building permit is required for the following indicative work cases:

  • installation of prefabricated houses
  • construction of an elevator
  • cutting of trees
  • scaffolding work
  • exterior painting work, railing replacement, repair of coating, facade repair using scaffolding
  • construction of a pergola
  • installation of a swimming pool with maximum surface area of 50 sq.m.
  • interior arrangements
  • installation of external thermal insulation
  • simple masonry walling
  • construction of fireplaces
  • roof reconstruction
  • functional space consolidation
  • installation of an autonomous heating system
  • construction of shelters and sheds

Architectural studies

The architectural study imprints the form of the building in its environment. It is a process of design and composition that takes into account several parameters and combines art with creativity in order to create functional, aesthetically appealing and sustainable places.

During the process of an architectural study multiple factors are being considered such as environmental conditions, urban planning restrictions, technological innovations and most definitely the user’s needs; the ultimate goal is to meet the client’s requirements by highlighting the harmonious amalgamation of nature and architecture.

MEP studies

Electromechanical studies are an integral part of issuing a building permit for all types of buildings. The correct selection and sizing of the electromechanical equipment is a crucial factor not only for comfort and practicality but as well as for the reduction of the environmental footprint and the energy requirements of the installation.

Our highly experienced team of professionals undertakes all of the electromechanical studies such as:

  • Plumbing
  • Rainwater and wastewater drainage
  • High-voltage systems (motors, lighting)
  • Low-voltage systems (structured cabling, security systems)
  • Building automation
  • Lightning protection
  • Substations
  • HVAC (heating, ventilation, air conditioning)
  • Energy performance of buildings (KENAK)
  • Photovoltaic systems
  • Fuel gas (natural gas, liquid gas) and steam
  • Elevators
  • Swimming pools
  • Fire protection
  • Refrigeration chambers

Constructions

Construction of new buildings

We undertake the construction of all types of buildings such as villas, block of flats, office buildings, industrial buildings etc.

The construction of a building is a complex and demanding project. Our team, based on experience, expertise and scientific approach, focuses on delivering high-quality, sustainable and enviromental friendly constructions keeping the ideal living conditions for the user as a priority.

Renovation of existing buildings

The renovation of a building gives a breath of renewal and a functional and aesthetic improvement of the building thus enhancing the living conditions and giving a new life and surplus value to it for many years to come.

For this reason the building renovation has to rely on a proper and organized study especially when it concerns to older buildings where it is often possible that problems occur in terms of static adequacy.

We undertake the renovation process by providing complete solutions and services starting from the design phase and extending to the final delivery phase of the project. Our goal is to build modern, functional and energy efficient spaces of high aesthetics and quality.

Energy upgrading of buildings

The energy upgrade of a building aims to reduce its energy consumption and, consequently, its operating costs. Especially in older buildings, the energy needs are particularly increased and therefore the savings potential is even greater.
The energy upgrade is achieved through targeted solutions in both the building shell and its electromechanical systems. The services we provide are holistic, starting from the field of energy-saving design in order to provide the works and systems applied per case and subsequently continuing with the construction phase.
